How To Tell If Your Stucco, EIFS, or Dryvit System Needs to Be Treated
Depending upon the weathering of the surface and the integrity of the initial installation, the substrate should have approximately a ten-year time frame before the surface requires maintenance. The elements such as wind, rain and snow deteriorate the integrity of the substrate. Once the surface becomes porous, hairline cracks can develop into crumbling, buckling, or bubbling.
We check the extensiveness of water stains along areas where the water tends to run and pool. Some of these areas include the north side of your property that doesn’t get much, if any, sunlight, around window frames and along flower beds. This staining is usually black and/or brown in color and can hold moisture.
Maintaining Your Stucco, EIFS or Dryvit Substrate
Elastomeric coatings are the appropriate coating system for these types of substrates due to the elastomeric’s ability to expand and contract, as well as allowing for adequate breathability. Elastomeric coatings are like a glove for your stucco, providing a barrier for the surface to protect it from the elements.
Due to the substrate’s expansion and contraction, we do not paint these areas with an acrylic-based coating system, as the paint will fail, as it is not formulated for this substrate type. Elastomeric coatings are very thin and mimic the existing surface making it virtually unnoticeable. The existing texture of substrate and the aesthetic appearance will remain intact after being coated. Additionally, a flat finish can be applied, so that the surface doesn’t have a sheen.
LIME’s Patches and Skim Coating
If your home has turnover or woodpecker holes, LIME can match and blend the existing texture and finish ensuring that the result of the patchwork is not noticeable.
Woodpecker holes can be a nuisance! Once LIME patches these holes, we can install hanging reflective streamers and/or owl statues to deter those pesky visitors so that they visit your neighbor, instead. ☺
